Total 81 acres is the whole original lot so does not need survey in order to be transferred (only 81 acres because it is at the edge of the township).
The maps apply to an area 10 km east of Hwy 11 northeast of Bracebridge and just north of Hwy 117. There are two "Road Allowances" to the property - government land 66 ft wide running to and along the whole west and the whole north sides and then there's 2000 acres of Crown land to the northeast that you'd have access to which has some great lakes, camping areas, and forest. Most of this property is wooded - some good pine, maple etc. and is very private, pleasant and pretty. I'm sure you'd have timber rights. Mining rights are not a big issue here. Taxes are $186 a year. The closest and easiest way to access the land is from 9.5 km east of Hwy 11 near #1950's of Hwy 117 going north onto "the old highway"/ There's a log "gate" there that can be opened as it's not legal. YOu go 300 meters on that old highway to an old bus parked there and at the back end of it, you see the pink ribbons on the left going north up the hill on the government land. - road allowance. You'd need some fill to make a car road eventually up the hill but could probably make a skidder or ATV trail now up that road allowance fairly easily - it's quite level at the top.
Those ribbons run up that 66 foot wide road allowance between Bracebridge and Lake of Bays Township. Up about 600 meters you'll see a square post with 2 ribbons around it (it refers to the lot to the left in MacAulay Township). I believe the southwest corner of the subject property starts about 100 meters north of that and then if you continue following the ribbons farther north, you'll see a nice pond which is at the west side of the lot, and its northwest corner beside that pond, there is a hemlock tree with 3 ribbons on it which is the northwest corner of this lot for sale. The 81 acre lot is 1000 meters from the southwest to northwest corner.
YOu can also go 1.5 km farther east on Hwy 117 to Moot road, a cottage road (sometimes plowed year round but usually a skidoo trail in winter). YOu essentially go north (from Hwy 117) 3 km on it to the first "road", not driveway, and go left (west). If this road went straight west (it goes around a "swale" or wet area), it'd take you to the lot but actually, it turns a bit north onto what appears is the Crown Land 50 acres then this road continues west onto "Tim's" property. On the maps, the lot for sale is southwest from his old jeep (which is a couple hundred meters before his gate which is well onto his property).
The $37000 and $42000 lots on the maps are no longer available and 102 acres closer to Moot road has sold. There is also a public access to Moot Lake to the southeast (good bass fishing, go right at "the Fork").
The 81 acres measures about 1 km north to south and about 0.3 km (325 meters) east to west and is about 1+ km from hydro and phone. YOu'd have to change the zoning from vacant land before they'd give a building permit but you could probably do a huntcamp, cabin, seasonal cottage (like Dr. Tim did with his permits). The creek all along the west side is not navigable - part of it goes north to the North Branch of the Muskoka River and part goes south to the South Branch of the river ... depending on how high the beavers have their dams on this west creek. There is some good soil on the lot but there is also rock, beaver pond and wet area, lots of moose and deer, partridge etc ... There's not much in the way of trails on the lot but there are 4 neighbours who sort of have trails (for ATV and walking and tractor) across their properties that come somewhat close but you'd have to approach them for access permission after you bought your 81 acre property and became a neighbour yourself. The best is the Doctor from Toronto who comes up many weekends, even in winter, and owns to the northeast - has a great "cottage" on Sage Creek with solar power. His road gets ruff just before his building but leaves it that way for "the feeling" and to discourage unwanted visitors but there's good access towards the 81 acres from his lot near the old jeep (in map). I've been to the lot in winter often by skis and other seasons walking... It's a real good piece of Muskoka Nature and/or investment ...
